Raw Land Assessment and Evaluation
Interested in investing in a piece of land but don’t know where to start? This is where we come in. With over 25 years’ experience, RBLDS will work within your due diligence period to help you understand the permitting challenges that may be required like zoning, wetlands, water and sewer availability, wildlife, ground contamination, etc., so that you can make an educated decision ahead of your purchase.
Owner’s Representation
As your representative, we will solicit, interview, and recommend the appropriate team of civil and environmental consultants uniquely qualified for your project’s success. Proforma and budgetary assistance, construction cost estimating, project scheduling, etc. are just a few tasks we provide early in the process for our clients. Once you decide to move forward with planning, engineering, and permitting, RBLDS will oversee this process to ensure they are in line with your overall vision and keeping within your project’s goals and budget.
Civil Construction Oversight
When the decision has been made to break ground, RBLDS will assist in soliciting contractor bids, bid analysis and contract award, lien releases and monthly payment reviews, weekly site visits and progress reporting, etc.. RBLDS will also ensure all work is being constructed in compliance with your plans and permits.
FP&L/Georgia Power Coordination
One facet of development commonly overlooked is the coordination of power infrastructure. RBLDS will commence coordination of this infrastructure well in advance of construction completion to ensure your site is energized when needed.
Progress Inspections and Pay Application Reviews for Lenders
This is a monthly service we offer for financial institutions that provide funding for projects. RBLDS will review the contractor’s pay applications for accuracy and recommend payment approval.
